These are several examples of our success stories.   Lender guidelines change constantly, so be aware that a loan program that was available several years ago may no longer be available.

K.F. had a successful business and wished to buy out several partners using the equity in their home.  We saw that the credit score was being impacted by certain high balances on credit accounts that would have resulted in the loan being denied.  We had the client pay down those accounts to raise the score to a level where the 90% cash-out refi on a home valued at $1.4 million was successful and allowed her to buy out her partners and aquire full ownership of the business.  DONE! 

C.R. desired a Reverse Mortgage in order to provide an inheritance for his children that he could enjoy them experiencing...while he was alive.   We handled everything from start to finish, and our client was able to help his children in a way he never dreamed possible before, with complete peace of mind.  DONE!

J.C. needed 90% financing on a 2nd home, with a purchase price of $1,025,000. Stated income and verified assets. DONE!

N.W. needed a Reverse Mortgage in order to make repairs on her home to make it more comfortable for her at age 84.  Again, we handled the transaction with thorough counseling and complete understanding.  Now, the 50 year old home looks better than new.  DONE!

D.S. needed to obtain a $300,000 cash out 2nd mortgage, on his primary residence, in order to invest in additional real estate. Less than 2 years on the job, stated income, with a few credit dings. DONE!

R.S. and his wife needed to refinance their home and pull out about $70,000 cash in order to make repairs on a new home they'd found, and turn the other home into a rental. Despite having been turned down at a local bank, because of a bankruptcy and 640 score, we succeeded in securing an 80% cash-out refi, and then in only three days we FUNDED the 100% loan on their new home.  Three days, from a full doc application submission to fundingDONE! 

S.B. has purchased two investment homes in the past few years, one at $550,000 and another at $600,000.  Stated income, verified assets.  90% financing.  Interest Only.  DONE!

K.D., a self-employed business owner, needed working capital at less than high commercial rates.  We refinanced his home and pulled out $125,000 in cash that he immediately put to use.  DONE! 

M.M. self employed and with a great credit score, needed considerable cash-out but wanted a more flexible loan with payment options.  She needed $300,000 cash-out, and although the cash-out exceeded the lender's limits by almost $200,000, we successfully made a common sense case with the lender.  DONE! 

W.L. needed 100% financing for a 2nd home purchase at $650,000.  Full doc and a great credit score.  DONE!

R.R. was told by the bank that he and his wife, both wage-earners, should not bother looking for a home with his credit score of 610, and credit collections that were showing up from old medical bills.  We qualified him, full doc, for 100% financing, for a purchase of $215,000.  DONE!   

R.B. came to America with the dream of home ownership someday, but he thought he would only be able to afford a home by partnering with relatives.  We secured affordable 100% financing on a new home for him and his family.  He no longer rents, and he did not need a partner.  DONE!  

P.L. needed to pay off consumer debt, and still have a lower monthly payment.  We refinanced his home, with a flexible loan and credit line that not only paid off his debts, but still leaves the equity line for emergencies, saving him over $500 per month, and a total of nearly $10,000 per year considering his tax savings.  DONE!
